Rear extension to a terraced house in Bearwood
Brief

After living in their Victorian terrace for a number of years, our clients found that the ground floor layout, with a small kitchen and separate dining space, didn’t work well for their growing family. They approached us with some initial thoughts of extending, however, they weren’t sure exactly what was possible, how big this should be, or what layout would work best for them.
Through the initial briefing stage we helped them refine their key requirements, looking at what currently worked and what didn’t, along with their aspirations for the new space. What emerged was a clear desire for a more open plan living, kitchen and dining layout, improved functionality, with better views and connection with the garden.



Design

We developed their brief into a range of options, from a minimal budget extension approach focusing on maximising what they already have, through to larger, more ambitious designs providing much more space and functionality. Discussing these with our clients we helped them establish which was the best approach within their budget, and following further iterations we arrived at their preferred design solution.
The final proposal involves removing a number of walls around the existing kitchen and rear façade, extending into the garden to create a large, open and connected space. Positioning the dining table at the garden end allows the existing dining room to be repurposed as an additional family living area. Strategically located windows and roof glazing help to maintain light into the main house, whilst large bi-fold doors provide connectivity and views through to the garden. Built-in storage, a small WC and utility space have also been incorporated to one side of the layout to provide the additional functionality our clients wanted.
