Full house refurbishment and extension in Harborne

Brief
​
Our client purchased a 1960s modernist townhouse on the Calthorpe Estate in Harborne, originally designed by renowned architect John Madin.
The layout and fittings desperately required modernisation, and an unsympathetic conservatory at the rear had disconnected the house from its mature garden.
The client aimed to fully refurbish the home, remove the conservatory, extend at the rear, add a porch, and convert the integrated garage.
Their ground floor requirements included a larger kitchen-diner with utility space, spacious living room, a separate home office, and a WC / shower room. On the first floor, they hoped to maximise the existing bedroom sizes.
Design

On the ground floor, the small front kitchen was relocated to the rear to create a larger kitchen-diner extension, while the garage was converted to house the utility, shower, and WC. The original kitchen was reduced in size and repurposed as a home office, with the freed-up space expanding the adjoining lounge. The conservatory was removed, reconnecting the living space with the garden through new sliding doors. And on the first floor, the rear balcony was infilled to enlarge the boxroom into a usable bedroom and create a seating nook at the top of the stairs overlooking the garden. Bedroom space was maximised by removing built-in wardrobes and chimney stacks.

We secured local planning consent and Calthorpe Estates' approval for the client, followed by detailed drawings for building regulations and the construction package.
