Woodfall House

Rear extension and internal remodeling of a house in Cotteridge.

Brief

The Client had recently purchased a 1930s semi-detached home in Cotteridge, with a very small, narrow kitchen tucked away at the rear of the house. The kitchen was further compromised as it also acted as a corridor to the garage and rear garden. They were clear that they wanted to extend the kitchen, but without compromising the garden space as they also wanted to create a large patio as an outdoor play and entertaining space. 

 

The family were expecting their second child, so time really was of the essence to find a design solution and complete all works.

Design

We further explored with them their use of the existing two reception rooms. The wall between the old kitchen and the rear reception room was demolished to create a single kitchen/dining/seating space with access through bi-fold doors to the outside. Roof lights in the extension maximise natural daylight in the kitchen and living area.

 

A three-metre expanse of the rear garden immediately adjacent to the house was dug out, paved and a small brick retaining wall built. 

 

Rather than demolishing and rebuilding the cold and leaky side garage lean-to, thermal improvements were made, and access to it relocated into the hall. This has enabled the incorporation of a shower room and laundry, whilst still maintaining a sufficient storage area.
